One part of Englewood is still moving fast even with rates above 7%
CNBC reported the average 30-year fixed rate reached 7.49% the week of October 7, 2026. That is the highest in three years. Most buyers felt it. Purchase applications dropped 2% for the week, according to CNBC. But not every part of Englewood slowed down the same way.
These numbers cover the three months ending August 31, 2026. Four ZIP codes make up this market: 80110, 80111, 80112 and 80113. They are not the same place. One of them is clearly tighter than the rest.
ZIP 80111 is the tightest part of this market
ZIP 80111 covers parts of the DTC, Centennial and Greenwood Village that carry an Englewood mailing address. It is not the City of Englewood. The Real Estate Data Aggregator counted 97 homes sold there in the three months ending August 31, 2026. Supply sat at just 3 months. The median home sat on the market only 24 days.
Nearly 4 in 10 homes in 80111 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share rose 4 points from the same period in 2025. Sellers who priced well did not wait long.
How the four ZIPs compare
The other three ZIPs tell a different story. Supply rose in 80110, 80112 and 80113. Days on market stretched in 80112 and 80113. Not every home sold fast, and not every seller got their asking price.
| 80110 | 80111 | 80112 | 80113 | |
|---|---|---|---|---|
| Median sale price | $518,250 | $945,000 | $719,900 | $757,500 |
| Months of supply | 3.9 | 3 | 3.7 | 3.7 |
| Median days on market | 26 | 24 | 28 | 27 |
| Under contract in 2 weeks | 35.7% | 38.2% | 34.3% | 36% |
| Sale to list price | 98.5% | 98.2% | 99.1% | 97.4% |
Prices moved in different directions
The Real Estate Data Aggregator shows the median sale price in 80111 fell 5.5% from the same period in 2025, landing at $945,000. That dip matters for buyers who need room to negotiate. Meanwhile, 80112 saw its median rise 15.2% to $719,900. ZIP 80110 was up 4.6% to $518,250. ZIP 80113 was up 4.5% to $757,500.
Sales are down across the board, but not equally
Across all four ZIPs, the Real Estate Data Aggregator counted 363 homes sold in the three months ending August 31, 2026. That is down 14.8% from the same period in 2025. Pending sales across the four ZIPs fell 15.1% to 381. ZIP 80110 saw the sharpest drop: sales fell 31% year over year. ZIP 80113 was the only one where sales actually ticked up, rising 1.1%.
Rates are real, and buyers know it
CNBC reported rates hit their highest level in three years, above 7.5%, the week of October 3, 2026. Refinance applications fell 56% from a year earlier, also per CNBC. Fewer buyers can stretch as far. That is part of why sales are down. But the buyers who are active tend to be serious. In 80111, that showed up in the numbers.
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Locally, the sale-to-list figures tell a similar story in 80113, where sellers averaged 97.4% of list price. Pricing right from the start matters more now than it did a year ago.
- ZIP 80111 had the lowest supply, the fastest median pace and the highest share of quick contracts in this market.
- ZIP 80110 saw the sharpest sales drop.
- ZIP 80112 had the strongest sale-to-list ratio.
- ZIP 80113 was the only ZIP where sales grew year over year.
- One mailing address does not tell the whole story.
One street can read very differently from the ZIP code around it. Price, condition and timing all shift what a buyer or seller actually faces. If you want to know where your specific address lands in these numbers, I am happy to show you.
