Littleton listings are down, and many homes are still moving fast
CNBC reported the average 30-year fixed rate rose to 7.49% as of October 7, 2026. That is the headline number buyers feel first. Yet the Real Estate Data Aggregator counted 462 homes for sale across ZIPs 80123, 80127 and 80128, down 10.8% from a year before. Fewer choices, and buyers are still showing up.
These three ZIP codes cover parts of the City of Littleton, the Ken Caryl and Columbine areas in Jefferson County, and communities near Downtown Littleton. A Littleton mailing address can sit in Arapahoe, Jefferson or Douglas County. County lines change your taxes and your school district. Always confirm which side a property is on.
The rate is high. Buyers are still moving.
Realtor.com noted mortgage rates climbed above 7% for the first time since January 2025. CNBC added that purchase applications fell 15% from the same week one year ago. Those are real headwinds. Even so, the Real Estate Data Aggregator counted 533 homes sold across this market in the three months ending August 31, 2026. Sales dipped only 2.6% from a year before. That is a small drop, not a halt.
One part of this market: half of listings under contract within two weeks
ZIP 80127 is the standout. The Real Estate Data Aggregator found that 50% of homes there went under contract within two weeks of listing, in the three months ending August 31, 2026. That share rose 22.2 points from the same period a year before. Homes for sale there also fell 25.9%. Less inventory and faster absorption is a combination sellers in that ZIP will want to know about.
Prices: a small dip in two ZIPs, a small gain in one
The Real Estate Data Aggregator put the median sale price in ZIP 80128 at $589,995, down 4.5% from a year before. In ZIP 80123 it was $605,000, down 2.2%. ZIP 80127 moved the other way, up 1.2% to $715,000. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. This market's picture is more mixed than the national one.
| 80123 | 80127 | 80128 | |
|---|---|---|---|
| Median sale price | $605,000 | $715,000 | $589,995 |
| Median days on market | 18 days | 18 days | 21 days |
| Sale to list price | 98.7% | 99.1% | 98.8% |
| Sold above list | 17.8% | 26.3% | 16% |
| Months of supply | 2.7 mo | 2.5 mo | 2.8 mo |
Homes are selling faster than a year ago
Median days on market fell in all three ZIPs. The Real Estate Data Aggregator counted 21 days in ZIP 80128, 8 days shorter than a year before. ZIP 80127 came in at 18 days, 7 days shorter. ZIP 80123 also hit 18 days, 5 days shorter. Sellers who price well are not waiting long. Sellers who overprice are the ones sitting.
Above-list sales are up in two of three ZIPs
In ZIP 80127, 26.3% of homes sold above list price, up 12.7 points from a year before. In ZIP 80128, 16% sold above list, up 6 points. ZIP 80123 went the other way: 17.8% sold above list, down 3.6 points. Realtor.com noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. In this market, well-priced homes are still drawing offers above list.
What this means if you are selling
Supply is tight. Homes are moving in 18 to 21 days at the median. That is good news. But prices dipped a little in two of the three ZIPs, and the sale-to-list ratio is below 100% across the board. That tells you buyers are not just accepting any number. Price it right from day one. Prep matters too. The homes winning above-list offers are not accidents.
If your home is near the Downtown Littleton light rail station, or within reach of C-470 or Santa Fe, say so clearly. Buyers searching in Littleton Public Schools territory, Jeffco or Douglas County School District are filtering by district, not just by ZIP. Know which district your address actually falls in before you list.
What this means if you are buying
CNBC reported purchase applications were 15% lower than the same week a year ago. Fewer buyers competing can work in your favor. Still, half the homes in ZIP 80127 went under contract within two weeks. If a home fits your needs and your numbers, waiting to see if it drops is a real risk. My Harvard negotiation training is built for exactly this kind of market: fair price, solid terms, warranty protection.
If you are looking at a home with a Littleton mailing address, confirm the county before you make an offer. Ken Caryl and Columbine are Jefferson County. Roxborough and Sterling Ranch are Douglas County, and Sterling Ranch carries a metro district. The City of Littleton sits in Arapahoe County. Each one is a different tax picture and a different set of services.

One street can read very differently from the whole ZIP code. The numbers above are medians. Your home's condition, school district, county and price point all shape the real outcome. That is where a street-level read matters.
