Highlands Ranch sales rose even with fewer homes for sale
Rates are up. Supply is down. Buyers are still moving. That is the short version of what the Real Estate Data Aggregator recorded across Highlands Ranch for the three months ending August 31, 2026. CNBC reported the average 30-year fixed rate hit 7.49% in early October. Realtor.com noted rates climbed above 7% for the first time since January 2025. Yet 425 homes sold, and 429 more went under contract. Demand did not disappear. It got more selective.
Highlands Ranch is an unincorporated community in Douglas County, not a city. It covers three ZIP codes: 80126, 80129 and 80130. Each one tells a slightly different story this period. The combined picture is useful. The ZIP-level detail is where the real decisions live.
The combined Highlands Ranch picture
More homes sold and more went under contract, yet the total number of homes for sale fell 3.9%. The Real Estate Data Aggregator counted only 298 active listings across all three ZIP codes. That is a tight shelf. When a well-priced home comes up, buyers notice quickly. HRCA dues are part of the cost of ownership here, so buyers factor those in alongside the mortgage rate.
Rates are the backdrop every buyer feels
Realtor.com reported that nationally, 20.8% of listings took a price cut in September, the highest share since October 2022. That is a national number, not a Highlands Ranch one. But it tells you what sellers elsewhere are running into. Here, homes still closed near asking price, as the ZIP-level detail below shows. Pricing well from the start matters more when buyers are watching their monthly payment closely.
ZIP 80126: the most sales, the fastest tightening
The Real Estate Data Aggregator counted 205 homes sold in 80126, up 19.2% from a year before. That is the largest single-ZIP count in Highlands Ranch this period. At the same time, homes for sale in 80126 fell 16.2%, to 129. Supply dropped while sales jumped. Months of supply fell to 1.9, down 0.8 months from a year ago. Homes here went under contract in a median of 20 days, 6 days faster than the same period in 2025.
| 80126 | 80129 | 80130 | |
|---|---|---|---|
| Median sale price | $737,000 | $655,000 | $710,544 |
| Homes sold | 205 | 110 | 110 |
| Median days on market | 20 | 20 | 18 |
| Sale to list price | 99.7% | 99.2% | 99.1% |
| Months of supply | 1.9 | 2.2 | 2.5 |
| Sold above list | 18.1% | 20% | 18.2% |
ZIP 80129: more days, fewer sales, but buyers still competing
The Real Estate Data Aggregator counted 110 homes sold in 80129, down 17.9% from a year before. Median days on market rose 9 days, to 20. That is the one ZIP where the pace slowed. Even so, 20% of homes sold above list price, up 2.8 points from last year. Homes for sale held flat year over year at 80. The market did not fall apart here. It just asked sellers to be more patient.
New listings in 80129 fell 12.5%, to 133. Fewer sellers came to market and fewer buyers closed. Pending sales slipped 3.2%. That is a softer pocket inside an otherwise active community. Price still mattered: the median sale price in 80129 dipped 2%, to $655,000.
ZIP 80130: faster closes, more homes above list
The Real Estate Data Aggregator counted 110 homes sold in 80130, up 3.8% from a year before. The median sale price rose 4.9%, to $710,544. Homes sold in a median of 18 days, 4 days faster than a year ago. Nearly 4 in 10 homes, 39.3%, went under contract within two weeks of listing. That share rose 3.4 points from last year. Well-priced homes in 80130 are not sitting.
What the national numbers add
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Highlands Ranch's ZIP-level price changes ranged from down 9.5% in 80126 to up 4.9% in 80130. Local results do not move in lockstep with national ones. CNBC reported the 30-year fixed rate averaged 7.49% in early October. That is the rate buyers in Highlands Ranch are working with right now as they weigh their monthly payment against HRCA dues and Douglas County taxes.
