Higher mortgage rates did not hit every part of Highlands Ranch the same way
Rates are real. CNBC reported the average 30-year fixed rate hit 7.30% on September 30, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That is the same rate pressing on every buyer in Highlands Ranch. But the Real Estate Data Aggregator counted 465 homes sold across ZIPs 80126, 80130 and 80129 in the three months ending July 31, 2026, up 6.9% from the same months in 2025. The market did not freeze. It split.
Three ZIP codes, three different stories
Highlands Ranch is an unincorporated community in Douglas County. It carries HRCA dues that cover the rec centers, so cost of ownership includes those fees no matter which ZIP code your home sits in. But supply, price direction and speed vary by ZIP. Here is what the Real Estate Data Aggregator counted for the three months ending July 31, 2026.
| 80126 | 80130 | 80129 | |
|---|---|---|---|
| Median sale price | $775,500 | $700,000 | $670,000 |
| Price change vs. 2025 | down 3.8% | up 4.6% | down 0.7% |
| Homes sold | 225 | 123 | 117 |
| Median days on market | 16 | 12 | 19 |
| Months of supply | 1.9 | 2.2 | 2.3 |
ZIP 80126: the most active corner
The Real Estate Data Aggregator counted 225 homes sold in 80126, up 25% from the same months in 2025. Homes for sale fell 15.5% year over year to 142. Supply tightened to 1.9 months, down a full month from 2025. Homes went under contract fast: 44.8% of listings were under contract within two weeks. Median price dipped 3.8% to $775,500. More volume, less inventory and a small price dip often mean buyers pushed back on overpriced homes while well-priced ones moved quickly.
ZIP 80130: prices up, days down
ZIP 80130 was the only ZIP in Highlands Ranch where the Real Estate Data Aggregator recorded a price gain. The median sale price rose 4.6% to $700,000. Homes sold in a median of 12 days, 2 days shorter than the same period in 2025. Nearly 1 in 4 homes, 23.6%, sold above list price. Pending sales climbed 7.2% and new listings rose 6.3%, so more homes came to market and more went under contract.
ZIP 80129: the softest of the three
ZIP 80129 is where the rate pressure showed up most clearly. The Real Estate Data Aggregator counted 117 homes sold, down 13.3% from 2025. Pending sales fell 19.1%. Median days on market stretched to 19, which is 6 days longer than a year before. Supply rose to 2.3 months. The median sale price edged down 0.7% to $670,000. The share of homes going under contract within two weeks dropped 6.2 points to 49.1%. Still nearly half of homes, but the direction changed.
What the rate picture means for these numbers
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Highlands Ranch outpaced that in 80130 and held close in 80129. But 80126, the busiest ZIP by volume, saw the median price slip 3.8% even as sales jumped 25%. More buyers showed up, and sellers who priced too high gave ground.
What this means if you own or are buying in Highlands Ranch
For sellers: your ZIP code, and your street inside that ZIP, shapes how you should price. A 80126 seller who priced to the top of the range in 2025 likely gave back some of that in 2026. A 80130 seller priced well saw buyers compete. The difference between 12 days and 19 days on market is not small when you are carrying two mortgages or trying to close on a new home.
For buyers: 2.3 months of supply in 80129 gives you a little more room than 1.9 months in 80126. That is not a lot, but it is real. CNBC also reported Mortgage News Daily put the rate at 7.58% on September 30, 2026, so locking strategy matters as much as offer strategy right now. Remember that Highlands Ranch homes carry HRCA dues, which cover the four rec centers. Factor those into your monthly cost before you set your ceiling.
- Rates above 7% are the same for every buyer in Highlands Ranch.
- But the Real Estate Data Aggregator counted three ZIP codes with three different supply levels, three different price directions and days-on-market figures ranging from 12 to 19. One address can read very differently from the ZIP code average.
- Ask about the street, not just the ZIP.
