Downtown Littleton moved faster even with more homes to choose from
Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on buyers. Yet in ZIP 80120, the City of Littleton around Downtown Littleton and Historic Main Street, the Real Estate Data Aggregator counted 47.1% of homes going under contract within two weeks. That share rose 11.2 points from the same period a year before. Pricing and preparation still moved the needle, even in a rate environment like this one.
Here is the part that makes that number worth noticing. The Real Estate Data Aggregator showed homes for sale in ZIP 80120 were up 30.7% from a year before. New listings rose 29.7%. Buyers had more to choose from. Speed went up anyway. That tells you something about how well-positioned homes performed in this ZIP code.
How ZIP 80120 stacked up against the rest of the market
The Real Estate Data Aggregator tracked six ZIP codes across this part of the South Denver metro. ZIP 80120, the City of Littleton, posted the fastest median days on market and one of the highest shares of homes going to contract within two weeks. Not every ZIP told the same story. The City of Englewood in ZIP 80110 saw pending sales fall 39.1% from a year before, and months of supply climbed 1.9 months. Those are two very different markets, even though they sit close together.

What the national picture adds
The National Association of Realtors reported 4.9 months of supply nationally, the highest level in over ten years. Nationally, existing-home sales dipped 2.0% month over month in August 2026. Realtor.com reported active listings up 6.7% from a year ago across the country. Locally, the Real Estate Data Aggregator showed ZIP 80120 moving in the opposite direction on days on market, dropping 9 days year over year. The national picture and the local picture are not the same thing right now.
A closer look at the City of Englewood and the DTC area
ZIP 80110 is the City of Englewood, home to South Broadway shops and dining, older bungalows and ranches, and the hospital district near Swedish Medical Center. The Real Estate Data Aggregator counted only 58 homes sold there in the three months ending August 31, 2026, down 31% from a year before. Months of supply rose to 3.9. The share going under contract in two weeks fell 7.8 points to 35.7%. Prices did rise 4.6%, which shows some sellers still found buyers. But this ZIP moved more slowly than its neighbors.
ZIP 80111 covers parts of the DTC area in Arapahoe County. Note: a property with an Englewood mailing address in this ZIP may actually sit in the DTC, Centennial or Greenwood Village. The Real Estate Data Aggregator showed the median sale price there at $945,000, down 5.5% from a year before. Homes sold fell 19.2%. Days on market held flat at 24. That is a different cost of ownership conversation than ZIP 80120.
Ken Caryl and the Columbine area in Jefferson County
ZIP 80127 covers Ken Caryl and nearby communities in Jefferson County, with a Littleton mailing address. The Real Estate Data Aggregator showed 50% of homes there going under contract within two weeks. That was the highest share in this market. It also rose 22.2 points from a year before. Homes for sale fell 25.9%. When supply drops and speed rises, well-priced homes feel it first. Ken Caryl carries a master association, so factor those dues into your cost of ownership math.
ZIP 80128 covers the Columbine area, also in Jefferson County with a Littleton mailing address. Keep in mind: Ken Caryl and Columbine are separate communities in Jeffco, not one neighborhood. The Real Estate Data Aggregator showed 43.3% of homes in 80128 going under contract in two weeks, up 17 points from a year before. Median price dipped 4.5% to $589,995. That is the one honest admission here: prices softened a little in this ZIP, even as speed improved. School district here falls under Jeffco Public Schools, not Littleton Public Schools. Confirm the district from the listing data.
Highlands Ranch in Douglas County
ZIP 80130 sits within Highlands Ranch, an unincorporated community in Douglas County. The Real Estate Data Aggregator counted 110 homes sold in the three months ending August 31, 2026, up 3.8%. Median price rose 4.9% to $710,544. Days on market fell 4 days to 18. Pending sales rose 3.9%. Homes here carry HRCA dues, which cover the rec centers. Factor that into your monthly cost picture. Douglas County School District serves this area, though confirm the assignment from listing data.
The whole market together
Across all six ZIP codes together, the Real Estate Data Aggregator counted 737 homes sold in the three months ending August 31, 2026, down 3.9% from a year before. New listings across the market rose 2.4% to 922. Pending sales fell 6.9% to 752. So the market as a whole saw a little less activity than a year ago. But inside that total, ZIP 80120 and ZIP 80127 ran faster. Averages can hide a lot.
What rates mean for your decision right now
Freddie Mac reported the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. CNBC reported rates hitting above 7.5% earlier in October 2026. That is real. It slows some buyers down. The National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026 nationally. But locally, ZIP 80120 sold 124 homes and cut days on market by 9. Rates matter. So does the specific street.
- The three months ending August 31, 2026 showed ZIP 80120, the City of Littleton around Downtown Littleton and Historic Main Street, moving faster than the rest of this market even as inventory rose 30.7%.
- The Platte River trail, Hudson Gardens, and the Downtown Littleton light rail station on Mineral Avenue give this ZIP a draw that shows up in the numbers.
- But one street can read very differently from the whole ZIP code.
- A home on a quieter block, or priced above the median, may take longer or sell closer to list.
- The ZIP code average is a starting point, not a guarantee.
