Downtown Littleton moved faster even with more homes for sale
More homes for sale did not slow buyers down in Downtown Littleton. That is the one fact that changes what a seller should do right now.
These numbers cover the three months ending August 31, 2026, for ZIP 80120. ZIP 80120 includes the City of Littleton and the historic Main Street corridor near the Downtown Littleton light rail station. It is in Arapahoe County. The school district serving a specific address here can be Littleton Public Schools or another district. Confirm the district by address, not by mailing city.
The Real Estate Data Aggregator counted 47.1% of homes in ZIP 80120 going under contract within two weeks of listing. That share rose 11.2 points from the same three months in 2025. Nearly half of all listings did not sit long.
At the same time, Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. More supply nationally did not keep Downtown Littleton buyers on the sidelines.
Speed held up even as inventory grew
The Real Estate Data Aggregator counted 98 homes for sale in ZIP 80120 during this period. That is up 30.7% from the same three months in 2025. New listings rose 29.7% to 153. More sellers came to market. Buyers kept pace.
The median days on market fell to 17. That is 9 days shorter than a year before. Buyers near the Platte River trail, Hudson Gardens and the Main Street shops are not waiting.
Sellers got close to full price, and more beat it
The Real Estate Data Aggregator put the average sale-to-list ratio at 99.4% in ZIP 80120. That is up 1.3 points from a year before. Sellers gave up very little from their asking price.
21% of homes sold above list price. That share rose 4.6 points year over year. About 1 in 5 sellers walked away with more than they asked.
The national picture adds some caution
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average contract rate on a 30-year fixed conforming loan rose to 7.49% as of the week ending October 7, 2026.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is a national figure, not a ZIP 80120 figure. The Downtown Littleton numbers tell a different story so far.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The median sale price in ZIP 80120 rose 7.4% over the same kind of period. Local gains outpaced the national figure.
What this means if you are selling on Main Street or nearby
Buyers using the Downtown Littleton light rail station or walking to South Platte Park are moving fast on the right homes. More competition from other sellers did not stop that. Price and preparation still decide which homes land in the 47.1% and which ones sit.
At 2.4 months of supply, ZIP 80120 still favors sellers. But supply is up 0.4 months from a year ago. The market is not as tight as it was.
