The City of Englewood is holding price better than many expect
Here is the fact that matters most for owners in the City of Englewood. The Real Estate Data Aggregator counted 58 homes sold in ZIP 80110 in the three months ending August 31, 2026. That is down 31% from the same months in 2025. Fewer closings, yes. But the median sale price still rose to $518,250, up 4.6% from a year before. A slower market did not drag price down.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. The City of Englewood's 4.6% gain beat that national number. That is not a guarantee going forward. It is just what the data shows right now.
A sale-to-list ratio of 98.5% means sellers gave up very little from their asking price. That is a small dip of 0.2 points from last year, per the Real Estate Data Aggregator. Not every home sold fast, but the ones that did sell held close to asking.
A note on what 'Englewood' means here
ZIP 80110 covers the City of Englewood: South Broadway shops and dining, older bungalows and ranches, and the hospital district near Swedish Medical Center and Craig Hospital. ZIPs 80111, 80112 and 80113 carry Englewood mailing addresses but sit in different places, including parts of Centennial and Greenwood Village near the DTC. Each ZIP tells a different story. The numbers above are for the City of Englewood only.
How the other Englewood ZIP codes compare
The Real Estate Data Aggregator tracked all four ZIP codes for the three months ending August 31, 2026. The picture shifts a lot depending on which address you hold.
| 80110 | 80111 | 80112 | 80113 | |
|---|---|---|---|---|
| Median sale price | $518,250 | $945,000 | $719,900 | $757,500 |
| Price change vs. 2025 | +4.6% | -5.5% | +15.2% | +4.5% |
| Median days on market | 26 | 24 | 28 | 27 |
| Sale to list | 98.5% | 98.2% | 99.1% | 97.4% |
| Months of supply | 3.9 | 3.0 | 3.7 | 3.7 |
ZIP 80111 had a median price of $945,000, but that dropped 5.5% from a year before, per the Real Estate Data Aggregator. ZIP 80112 saw the biggest price gain, up 15.2%, though days on market there grew 7 days longer. ZIP 80113 held steady, with sales up 1.1% and price up 4.5%. Each ZIP is its own market.
Supply is up, and that matters
The Real Estate Data Aggregator counted 420 homes for sale across all four ZIP codes combined, up 8.8% from a year ago. New listings across the four ZIPs totaled 510, down just 1% from last year. More choices for buyers can slow the urgency on any one home. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026, the most in years. Englewood is not alone in seeing more inventory.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national figure, not a City of Englewood count. But it is a reminder that pricing right from the start matters more now than it did a year ago.
Rates are part of this story too
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, compared with 26% in 2022. That squeeze is real. It helps explain why pending sales across all four Englewood ZIP codes fell 15.1% from a year before, per the Real Estate Data Aggregator.
What this means if you own in the City of Englewood
Price held up in ZIP 80110. Days on market actually got shorter. Sale-to-list stayed near 98.5%. Those are steady signals. But supply is up, pending sales are down, and rates are above 7%. A well-priced home on South Broadway or near the light rail at the Englewood station can still move. One that is priced for last year may sit.
One block in the City of Englewood can read differently from the whole ZIP code. The bungalows near Swedish Medical Center are not the same market as a ranch closer to Hampden. Your street matters.
- The City of Englewood's median sale price rose 4.6% in the three months ending August 31, 2026, beating the national 2.6% gain reported by the Federal Housing Finance Agency.
- Fewer homes closed, supply grew, and rates crossed 7%.
- Price held, but the margin for error on your asking price is smaller than it was a year ago.
