Part of Littleton Is Moving Faster Even With Rates Above 7%

Rates matter. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That raises monthly payments and slows buyers down in many markets. But the Real Estate Data Aggregator counted 533 homes sold across ZIPs 80128, 80127 and 80123 in the three months ending August 31, 2026. Buyers were still moving.

Here is the honest picture: not every part of this market moved at the same speed. ZIP 80127, which covers the Ken Caryl area in Jefferson County, stood apart from the others. The numbers say why.

The Number That Changes Everything for Sellers

The Real Estate Data Aggregator counted that 50% of homes in ZIP 80127 went under contract within two weeks of listing. That share jumped 22.2 points from the same three months in 2025. In a 7% rate market, that is a real signal about pricing and timing.

ZIP 80127 covers the Ken Caryl area, which is in Jefferson County. Ken Caryl carries a master association. That affects cost of ownership, and it also means buyers know what they are getting. The Real Estate Data Aggregator counted 198 homes sold there, up 3.7% from the same period in 2025. Homes for sale fell 25.9% from a year before. Fewer choices, more competition.

ZIP 80128 sits in Jefferson County and Arapahoe County depending on the address. Confirm which county applies before you price or make an offer. The Real Estate Data Aggregator showed 150 homes sold, unchanged from a year ago. Median price dipped 4.5% to $589,995. That small dip did not stop 43.3% of homes from going under contract within two weeks, up 17 points from 2025.

ZIP 80123 covers the City of Littleton in Arapahoe County, including the historic Main Street area near the Downtown Littleton light rail station. The Real Estate Data Aggregator counted 185 homes sold, down 10.2% from a year before. Median price slipped 2.2% to $605,000. The two-week contract share fell 6.3 points to 36.5%. Homes are still selling, but they are taking a little more time.

The Real Estate Data Aggregator showed days on market fell in all three ZIPs. ZIP 80127 dropped 7 days from a year ago. ZIP 80128 dropped 8 days. ZIP 80123 dropped 5 days. Homes are not sitting the way they did in 2025.

Redfin reported the weekly average mortgage rate hit 7.4% on October 8, 2026. Fannie Mae, as reported by CNBC on October 14, 2026, forecast a 30-year fixed rate of 7.4% for the fourth quarter of 2026. Payments are high. Buyers who are moving are choosing carefully.

What the Wider Market Is Doing

Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That tells you sellers who overprice are paying for it. The Real Estate Data Aggregator counted only 462 homes for sale across all three Littleton ZIPs, down 10.8% from a year ago. Less inventory here than in many national markets.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Local prices in two of the three Littleton ZIPs dipped slightly. That is a small honest difference worth knowing before you set a number.

What This Means, ZIP by ZIP

  • 80127 (Ken Caryl, Jefferson County): Supply fell sharply, half of homes went under contract in two weeks, and more than 1 in 4 sold above list. Confirm Ken Caryl master association dues before finalizing cost of ownership.
  • 80128 (Jefferson County or Arapahoe County, confirm by address): Median price dipped 4.5%, but speed improved. Confirm county at the property address: it changes taxes, services and school district.
  • 80123 (City of Littleton, Arapahoe County): Includes the Main Street walkable district near the Downtown Littleton light rail station. Sales volume fell, but homes still moved in 18 days at the median. The two-week contract share slipped, so pricing precision matters more here.

A Littleton mailing address can mean the City of Littleton in Arapahoe County, or a community in Jefferson County or Douglas County. Each carries its own school district, tax picture and HOA landscape. Never assume from the ZIP alone. Confirm the county and district from the property address.

In short
  1. Rates are above 7% and payments are at record levels.
  2. Even so, the Real Estate Data Aggregator shows homes in these three Littleton ZIPs are selling faster than they did a year ago.
  3. ZIP 80127, the Ken Caryl area in Jefferson County, led the way: 50% under contract within two weeks, supply down sharply, and more homes closing above list.
  4. One street can read very differently from the whole ZIP.
  5. The numbers above are the three-month picture.
  6. Your home's block may look different.
