One part of the market is moving faster even with rates above 7%
Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. That is the highest it has been since January 2025, according to Realtor.com. Higher borrowing costs slow a lot of markets. But they did not slow everything here.
The Real Estate Data Aggregator counted homes across six ZIP codes in the three months ending August 31, 2026. One ZIP stood out from the rest on speed.
ZIP 80127: the fastest-moving ZIP in the market
ZIP 80127 carries a Littleton mailing address and sits in Jefferson County, covering the Ken Caryl area. The Real Estate Data Aggregator counted 198 homes sold there in the three months ending August 31, 2026.
That 50% figure is up 22.2 points from the same three months in 2025, according to the Real Estate Data Aggregator. Buyers in that ZIP are deciding fast. Median days on market there was 18 days, down 7 days from a year before.
More than 1 in 4 homes in 80127 sold above list price. That share jumped 12.7 points in one year. Pricing and prep still matter when buyers are moving this quickly.
How the other ZIPs compare on speed
Not every ZIP moved at the same pace. Here is how all six looked on the share of homes going under contract within two weeks, for the three months ending August 31, 2026, per the Real Estate Data Aggregator.
- 180127 (Littleton mailing, Jeffco / Ken Caryl area)50%
- 280120 (City of Littleton, Arapahoe County)47.1%
- 380128 (Littleton mailing, Jeffco / Columbine area)43.3%
- 480130 (Littleton mailing, Douglas County / Highlands Ranch area)39.3%
- 580111 (Englewood mailing / DTC and Greenwood Village area)38.2%
- 680110 (City of Englewood, Arapahoe County)35.7%
ZIP 80110 is the City of Englewood, near South Broadway and the hospital district. Its share of quick contracts actually fell 7.8 points from a year before. The Real Estate Data Aggregator also showed homes for sale there up 37% and months of supply at 3.9. That is a different story from 80127.
ZIP 80111 carries an Englewood mailing address but covers the DTC and parts of Greenwood Village and Centennial. The Real Estate Data Aggregator counted homes sold there down 19.2% from a year before, and median days on market unchanged at 24 days.
ZIP 80130 carries a Littleton mailing address in Douglas County, covering part of Highlands Ranch. The Real Estate Data Aggregator put its quick-contract share at 39.3%, up 3.4 points. Highlands Ranch homes also carry HRCA dues, which is worth factoring into cost of ownership.
The wider market context
Across all six ZIPs together, the Real Estate Data Aggregator counted 737 homes sold in the three months ending August 31, 2026. That is down 3.9% from the same period in 2025.
Sales are down a little across the market as a whole. That is consistent with what the National Association of Realtors reported nationally: existing-home sales reached 3.99 million units in September 2026. Realtor.com put September pending home sales down 11.3% year over year across the country.
Still, the National Association of Realtors reported existing-home prices up 1.3% in September 2026. The market is slower in volume, but prices have not collapsed.
What rates are doing right now
Freddie Mac put the 15-year fixed rate at 6.68% as of October 22, 2026. Realtor.com put the average mortgage rate at 7.40% on the same date. Those are real costs buyers are working with, and yet 50% of homes in 80127 still went under contract within two weeks.
What this means if you own here
Speed varies a lot by ZIP, and even within a ZIP, one street can read differently from the whole. The 80127 numbers above cover Ken Caryl and surrounding areas in Jefferson County. Your street may be faster or slower than that ZIP average.
In 80120, the City of Littleton in Arapahoe County, 47.1% of homes went under contract within two weeks and the median sale price rose 7.4% from a year before, per the Real Estate Data Aggregator. That is a different tax picture and a different school district than a Littleton mailing address in Jeffco or Douglas County.
If you are in 80128, that covers the Columbine area in Jefferson County. The Real Estate Data Aggregator showed 43.3% of homes going under contract within two weeks there, up 17 points from a year before. But the median sale price dipped 4.5%. Quick does not always mean higher price.
- Rates are above 7% and the overall market sold fewer homes than a year ago.
- But in ZIP 80127 (Ken Caryl area, Jeffco), half of all homes went under contract within two weeks in the three months ending August 31, 2026. Pricing and prep still drive the outcome.
- One street can tell a very different story from the ZIP average.
