One part of Littleton stayed tighter than the rest

Nationally, Redfin reported that 21% of sellers dropped their asking price in the four weeks ending September 20, 2026. That number matters. But it does not describe every street in every ZIP code. In the three months ending July 31, 2026, the Real Estate Data Aggregator counted three separate markets inside Littleton mailing addresses. They do not all read the same way.

A quick note on geography. A Littleton mailing address can sit in the City of Littleton, in Jefferson County, or in Douglas County. Each carries its own county taxes, school district and cost of ownership. The numbers below follow ZIP codes, not the mailing city. Always confirm county and school district from the property address itself.

ZIP 80127: Ken Caryl and Columbine, Jefferson County

This is the tightest of the three ZIPs. The Real Estate Data Aggregator counted 234 homes sold here in the three months ending July 31, 2026. That is up 1.3% from the same months of 2025. Inventory fell sharply: homes for sale dropped 36.1% year over year to just 149 active listings.

Two months of supply means buyers have very little to choose from. The Real Estate Data Aggregator also found that 49.3% of homes in 80127 went under contract within two weeks of listing. That share jumped 8 points from a year earlier. Nearly 1 in 4 homes, 25.6%, sold above list price. The median sale price was $709,000, up 3.7% from 2025. Homes sat on the market a median of just 17 days, 3 days shorter than the year before.

ZIP 80128: Columbine area, Jefferson County

ZIP 80128 also carries a Littleton mailing address and sits in Jefferson County. The Real Estate Data Aggregator counted 173 homes sold in the three months ending July 31, 2026, down just 0.6% from 2025. Supply here was 2.3 months, tighter than a year ago. The median sale price slipped 3.4% to $589,950. So prices dipped a little, but the market kept moving.

ZIP 80123: City of Littleton and surrounding areas, Arapahoe County

ZIP 80123 covers parts of the City of Littleton, including the historic Downtown Littleton area near Main Street and the light rail station. The Real Estate Data Aggregator counted 188 homes sold in the three months ending July 31, 2026, down 12.1% from 2025. That is the sharpest sales drop of the three ZIPs. Inventory grew: homes for sale rose 13.1% year over year to 181 listings. Supply reached 3 months, up 0.7 months from a year ago.

The share of homes selling above list fell 4.8 points to 18.6%. The median sale price edged down 0.6% to $621,250. Homes still moved in a median of 16 days, 2 days faster than 2025. But the direction of inventory here is the opposite of 80127.

What the national picture adds

Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Realtor.com also noted that mortgage rates climbed above 7% for the first time since January 2025. Redfin put the share of U.S. sellers who dropped asking prices at 21% in the four weeks ending September 20, 2026.

Those national figures describe a buyer pool under pressure. Rates above 7% slow decisions. Yet the Real Estate Data Aggregator shows that across all three Littleton ZIPs combined, 595 homes sold in the three months ending July 31, 2026. New listings across the three ZIPs fell 12.7% from 2025 to 723. Fewer listings mean less competition among sellers, even when buyers are cautious.

What this means for your pricing and offer strategy

In 80127, nearly half of all homes went under contract in two weeks. Pricing at or just below market value can still draw multiple offers. In 80123, inventory grew and fewer homes sold above list. A seller there needs a sharper price from the start, not a cut later.

For buyers, the county line also changes the cost of ownership. Ken Caryl carries a master association. Homes in Jefferson County and Arapahoe County sit in different school districts. Never assume the district from the mailing city. Always confirm from the property address.

C-470 connects all three ZIPs to I-25 and Santa Fe (US-85). The Downtown Littleton light rail station on Main Street serves 80123. Commute options differ by ZIP, and buyers weigh that against price.

In short
  1. ZIP 80127, covering Ken Caryl and Columbine in Jefferson County, ran at 2 months of supply with 49.3% of homes under contract in two weeks and 25.6% selling above list.
  2. ZIP 80123, in Arapahoe County, ran at 3 months of supply with fewer above-list sales and a drop in volume.
  3. ZIP 80128 sat in between.
  4. One Littleton mailing address does not tell the whole story.
  5. The ZIP code, the county and the specific street all shape the number you should start with.

One street can read differently from the whole ZIP. The Real Estate Data Aggregator counts homes across a full ZIP code. Your home sits on one block, in one school district, in one county. That detail changes the number.
