One part of Highlands Ranch got tighter while another added choices

Real estate, Highlands Ranch

Highlands Ranch is an unincorporated community in Douglas County. It carries HRCA dues that cover the rec centers, and those costs are part of what every buyer prices in. Keep that in mind as you read the numbers below.

The headline number for all of Highlands Ranch looks calm. The Real Estate Data Aggregator counted 425 homes sold across ZIPs 80126, 80129 and 80130 in the three months ending August 31, 2026. That is up 3.2% from the same months of 2025. But that combined number hides a real split between the three ZIP codes.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Highlands Ranch moved against that tide in one ZIP and with it in another.

The split: inventory down in 80126, up in 80130

In ZIP 80126, the Real Estate Data Aggregator counted 129 homes for sale. That is down 16.2% from a year before. Fewer choices, more competition among buyers.

In ZIP 80130, the Real Estate Data Aggregator counted 89 homes for sale. That is up 17.1% from a year before. More choices, more room to negotiate.

ZIP 80129 held steady. The Real Estate Data Aggregator counted 80 homes for sale there, unchanged from a year before.

What tighter supply did in 80126

With fewer homes available, buyers in 80126 moved fast. The Real Estate Data Aggregator found a median of 20 days on market, 6 days shorter than a year before.

Sellers got 99.7% of list price on average. That is up 0.8 points from a year before, per the Real Estate Data Aggregator.

Pending sales in 80126 rose 11% year over year, the Real Estate Data Aggregator counted 201 of them. Demand held up even as inventory fell.

The median sale price in 80126 was $737,000, down 9.5% from a year before. Prices dipped even as competition stayed firm. That likely reflects a shift in which homes sold, not a broad decline in value. One street can read very differently from the ZIP as a whole.

ZIP 80129: steady inventory, slower pace

The rate backdrop every buyer is working against

Rates are not helping. CNBC reported the average contract rate for a 30-year fixed mortgage with a conforming balance at 7.50% as of mid-October 2026.

Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% through 2027. That shapes what buyers can afford and how they write offers.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national picture. The Real Estate Data Aggregator shows Highlands Ranch sellers still averaged 99.1% to 99.7% of list price, depending on the ZIP.

What the split means for your strategy

In 80126, fewer homes and faster sales mean buyers need to be ready to move. Sellers have the tighter side of the market.

In 80130, more inventory gives buyers a little more room. Prices still rose, so sellers are not giving ground, but the pace is calmer.

In 80129, the slower pace and longer days on market mean pricing has to be sharp. Homes that sat likely sat for a reason.

Remember: Highlands Ranch HRCA dues cover the rec centers, and Douglas County taxes apply across all three ZIPs. Those costs are part of every buyer's math, no matter which ZIP they are searching.
