One part of Englewood is moving up while another is giving back price
These numbers cover the three months ending August 31, 2026. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That national number sounds steady. In the Englewood area, the Real Estate Data Aggregator counted four ZIP codes going in four different directions.
One ZIP code is up 15.2% in median sale price. Another is down 5.5%. That is a 20.7-point spread inside what many people call the same market. Your mailing address does not tell you which side you are on.
What the Real Estate Data Aggregator counted, ZIP by ZIP
ZIP 80110 covers the City of Englewood, including the South Broadway corridor and the older bungalow and ranch neighborhoods. ZIP 80111, 80112 and 80113 carry Englewood mailing addresses but sit in areas that are actually the DTC, parts of Centennial and Greenwood Village. Price direction is not the same across all four.
| 80110 | 80111 | 80112 | 80113 | |
|---|---|---|---|---|
| Median sale price | $518,250 | $945,000 | $719,900 | $757,500 |
| Price change vs. year before | +4.6% | -5.5% | +15.2% | +4.5% |
| Median days on market | 26 | 24 | 28 | 27 |
| Sale to list price | 98.5% | 98.2% | 99.1% | 97.4% |
| Months of supply | 3.9 | 3.0 | 3.7 | 3.7 |
ZIP 80112: the biggest price gain
The Real Estate Data Aggregator counted 119 homes sold in ZIP 80112 in the three months ending August 31, 2026. The median sale price came in at $719,900, up 15.2% from the same three months in 2025. That is the strongest price gain across the four ZIPs.
It did not come without tradeoffs. Days on market stretched 7 days longer than a year before, reaching 28 days. Homes for sale rose 18%, and months of supply climbed 0.9 months to 3.7. Buyers have more to look at. That can slow things down even when prices are rising.
ZIP 80111: the price that gave back ground
ZIP 80111 had the highest median sale price of the four, at $945,000. But the Real Estate Data Aggregator shows that price is down 5.5% from a year before. That is the only ZIP in this group where price moved backward.
Not everything in 80111 points the same way. Homes sold above list price more often, up 4.2 points to 17.5%. The share going under contract within two weeks rose 4 points to 38.2%. Supply actually tightened: months of supply fell 0.2 months to 3.0. The price dip is real, but demand signals are not weak.
ZIP 80110: the City of Englewood
ZIP 80110 is the City of Englewood itself. Think South Broadway shops and dining, the hospital district near Swedish Medical Center and Craig Hospital, and older homes on smaller lots. The Real Estate Data Aggregator counted 58 homes sold here in the three months ending August 31, 2026, down 31% from a year before. That is the sharpest sales drop of the four ZIPs.
Median sale price still moved up, rising 4.6% to $518,250. Homes are selling in a median of 26 days, 2 days faster than a year before. But supply grew: homes for sale rose 37%, and months of supply climbed 1.9 months to 3.9. Fewer buyers are moving, and more homes are waiting.
ZIP 80113: steady, but slower
ZIP 80113 had 89 homes sold in the three months ending August 31, 2026, up 1.1% from a year before. That is the only ZIP in this group where sales volume grew. Median sale price rose 4.5% to $757,500.
The slower signal: days on market stretched 10 days longer to 27. Sale to list price slipped 1.1 points to 97.4%, the lowest of the four ZIPs. More new listings arrived, up 18.1%. Buyers in 80113 have more room to negotiate than they did a year ago.
The wider market is adding pressure
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a modest national gain. But CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% as of October 7, 2026. Realtor.com reported that mortgage rates crossed 7% for the first time since January 2025, and that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022.
Those national signals matter here. Higher rates reduce what buyers can afford. More price cuts nationally mean sellers are adjusting. In a market where one ZIP is already down 5.5%, pricing precisely matters more than ever.
The whole market, combined
Across all four ZIPs together, the Real Estate Data Aggregator counted 363 homes sold in the three months ending August 31, 2026, down 14.8% from a year before. Homes for sale rose 8.8% to 420. Pending sales fell 15.1% to 381. New listings slipped just 1% to 510.
- The Englewood mailing address covers very different markets.
- ZIP 80112 is up 15.2% in median price.
- ZIP 80111 is down 5.5%.
- ZIP 80110, the City of Englewood itself, saw sales fall 31% even as price edged up.
- One street can read very differently from its ZIP code average.
- If you are pricing a home or making an offer, the ZIP code average is the starting point, not the answer.
