One Littleton area moved faster and held price better
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That national number feels steady. But inside the Littleton mailing address, the Real Estate Data Aggregator counted three ZIP codes that each told a different story over the three months ending August 31, 2026.
A Littleton address can sit in Jefferson County, Douglas County or the City of Littleton in Arapahoe County. Each side carries its own tax picture, school district and HOA rules. Those lines move price and buyer interest more than most people expect.
80127: the ZIP that moved fastest and held price best
ZIP 80127, which covers Ken Caryl and Columbine in Jefferson County, was the standout. The Real Estate Data Aggregator counted 198 homes sold there, up 3.7% from the same three months in 2025. Median sale price came in at $715,000, up 1.2% year over year. That is the only one of the three ZIPs where price rose.
Half of all homes in 80127 went under contract within two weeks of listing. That share jumped 22.2 points from a year earlier, according to the Real Estate Data Aggregator. Median days on market fell to 18 days, 7 days shorter than the same period in 2025.
Inventory fell hard here too. The Real Estate Data Aggregator counted 160 homes for sale in 80127, down 25.9% from a year ago. Fewer choices for buyers tends to keep sellers in a stronger position.
80128 and 80123: prices dipped, but speed improved
ZIP 80128 and ZIP 80123 both saw median prices slip. The Real Estate Data Aggregator put the 80128 median at $589,995, down 4.5% year over year. The 80123 median came in at $605,000, down 2.2%. Not every home sold at full price in either ZIP.
Still, both ZIPs sold faster than a year ago. The Real Estate Data Aggregator showed 80128 at a median of 21 days on market, 8 days shorter than 2025. ZIP 80123 matched 80127 at 18 days, 5 days shorter than a year before.
In 80128, the Real Estate Data Aggregator counted 43.3% of homes going under contract within two weeks, up 17 points from 2025. In 80123 that share was 36.5%, actually down 6.3 points from a year ago. Speed improved in two of the three ZIPs. It softened in one.
The wider picture: rates and price cuts nationally
Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That puts pressure on buyers in every ZIP code.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national figure. The Real Estate Data Aggregator shows the Littleton ZIPs are not immune, but the degree varies by ZIP.
Combined, the Real Estate Data Aggregator counted 533 homes sold across all three ZIPs, down 2.6% from a year ago. Inventory across all three fell 10.8%. Fewer homes for sale, and fewer buyers closing, at the same time.
- ZIP 80127, covering Ken Caryl and Columbine in Jefferson County, was the one part of the Littleton mailing address where price rose and inventory fell sharply.
- The other two ZIPs saw prices dip.
- All three sold faster than a year ago, but not by the same amount.
- A Littleton address is not one market.
One street can read very differently from the ZIP code around it. County lines, school district boundaries and HOA structures all shift the picture. The numbers above cover whole ZIP codes. Your block may sit on a different side of those lines.
