More listings hit Downtown Littleton, but buyers still moved fast
More homes came to market in the City of Littleton this summer. Buyers showed up anyway. That combination tells you something worth knowing before you price or shop.
The Real Estate Data Aggregator counted 98 homes for sale in ZIP 80120 in the three months ending August 31, 2026. That is up 30.7% from the same months in 2025. New listings rose 29.7% to 153 homes in the same period. More sellers entered the market. Competition among sellers was real.

The median price climbed too

The national picture adds some context
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com found that 20.8% of listings took a price cut in September, the highest share since October 2022. Downtown Littleton did not follow that pattern in the three months ending August 31, 2026.
CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025. That is up from 26% in 2022. Affordability is a real pressure for buyers everywhere, including along the Platte River trail corridor and the Historic Main Street area.
