More homes came on, but buyers still moved fast in part of Downtown Littleton

More homes hit the market across the South Denver metro this summer. That means more competition for sellers. But in ZIP 80120, the Downtown Littleton area of the City of Littleton, buyers kept moving fast. That is the one fact that most changes what a homeowner here should do right now.

These numbers cover the three months ending August 31, 2026. That is the period you are reading about, not today's live count.

Supply is up. Demand kept pace in 80120.

The Real Estate Data Aggregator counted 153 new listings in ZIP 80120 during those three months. That is up 29.7% from the same period a year before. Nationally, Realtor.com reported active listings were up 6.7% from a year ago, the fastest pace since February. So 80120 added supply faster than most of the country.

But here is what did not slow down: buyers. The Real Estate Data Aggregator found that 47.1% of homes in 80120 went under contract within two weeks of listing. That share rose 11.2 points from a year before. Well-priced homes near Historic Main Street and the Downtown Littleton light rail station still found buyers quickly.

Prices rose here while they slipped elsewhere.

The Real Estate Data Aggregator put the median sale price in 80120 at $655,000, up 7.4% from a year before. That is a meaningful gain. Not every ZIP code in this market matched it. The median slipped in several others, including 80126 in Highlands Ranch, down 9.5%, and 80128 in the Columbine area of Jefferson County, down 4.5%.

The typical home in 80120 sold in 17 days. That is 9 days shorter than the same period a year before. Sellers got 99.4% of their list price on average. One in five homes sold above list price, a share that rose 4.6 points from a year before.

How the ZIP codes compare on speed.

Speed varied a lot across the market. The Real Estate Data Aggregator tracked median days on market for each ZIP. Some moved much faster than others.

The wider market: more listings, slightly fewer sales.

Across all 12 ZIP codes in this market together, the Real Estate Data Aggregator counted 2,505 new listings in the three months ending August 31, 2026. That is up 1.6% from a year before. Homes sold across the market came in at 2,059, down 1.3% from the same period last year. Pending sales totaled 2,092, down 4.9%.

So the market as a whole added a little supply and sold a little less. That is a mild shift, not a sharp one. But it is not the same in every ZIP code. The story in 80120 reads differently from the story in 80104 in Castle Rock, where the Real Estate Data Aggregator found homes sitting a median of 41 days and only 23% going under contract within two weeks.

Rates are making buyers think twice everywhere.

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. CNBC reported rates hit their highest level in three years, above 7.5%, in early October. That cost is real for buyers across the South Denver metro.

The National Association of Realtors reported a national months supply of 4.9 months, the highest in over ten years. This market's primary ZIP codes together sat at a much tighter level. The Real Estate Data Aggregator counted 2,005 homes for sale across the 12 ZIPs, up just 0.5% from a year before. Supply is looser nationally than it is here.

What this means if you own a home in 80120.

The City of Littleton's Downtown Littleton area, walkable to the light rail station and the Platte River trail, showed strong numbers in this period. More homes came on. More sold. The median price rose. Days on market fell.

That does not mean every home here performed the same way. One street can read very differently from the ZIP code average. Price, condition and timing all matter. The ZIP code number is a starting point, not a verdict on your specific home.

In short
  1. ZIP 80120, Downtown Littleton in the City of Littleton, added 29.7% more new listings but still moved homes in a median of 17 days.
  2. Nearly half went under contract within two weeks.
  3. The broader 12-ZIP market added a little supply and sold a little less overall.
  4. Rates above 7% are a real headwind for buyers everywhere.
  5. Your street may tell a different story than the ZIP code average.
