Inventory is down across this Littleton market, but one part is moving much faster
Inventory across ZIPs 80128, 80127 and 80123 fell 10.8% year over year, according to the Real Estate Data Aggregator. Fewer choices for buyers. That is the headline number. But stop there and you miss what is really happening, because each ZIP is moving at its own speed.
Rates are not helping buyers either. CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That is real pressure on monthly payments.
Even so, the Real Estate Data Aggregator counted 533 homes sold across these three ZIPs in the three months ending August 31, 2026. Buyers are still moving. They are just being selective about where.
The ZIP that is moving fastest: 80127
ZIP 80127 covers the Ken Caryl area, a Jefferson County community with a Littleton mailing address. This is the one to watch. The Real Estate Data Aggregator counted 50% of homes going under contract within two weeks of listing, for the three months ending August 31, 2026. That share jumped 22.2 points from the same period a year before.
The Real Estate Data Aggregator also showed median days on market in 80127 at just 18 days, which is 7 days shorter than a year ago. Homes for sale there dropped 25.9% year over year. Less supply, faster pace. That combination pushed the median sale price up 1.2% to $715,000.
ZIP 80128: faster pace, but prices dipped
ZIP 80128 sits in Jefferson County, also carrying a Littleton mailing address. The Real Estate Data Aggregator counted 43.3% of homes going under contract within two weeks, up 17 points from a year before. That is a real jump in speed.
Still, the median sale price in 80128 slipped 4.5% to $589,995. Homes sold flat year over year at 150. Sellers here are getting offers quickly, but pricing still matters. The Real Estate Data Aggregator put the sale-to-list ratio at 98.8%, down 0.3 points from a year ago.
ZIP 80123: the one moving more carefully
ZIP 80123 includes the City of Littleton and the Downtown Littleton area along historic Main Street, walkable to the Downtown Littleton light rail station. The pace here is solid, but it is the only ZIP where the two-week contract share fell. The Real Estate Data Aggregator put it at 36.5%, down 6.3 points from a year ago.
Homes sold dropped 10.2% year over year in 80123. The median sale price slipped 2.2% to $605,000. Homes for sale actually rose 4.4%, which is the opposite of the other two ZIPs. More supply and fewer sales is a combination buyers in this ZIP can use.

What the national picture adds
Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a national number, not a local one. But it is a reminder that overpriced homes are sitting in many markets right now.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Local results here are mixed around that number, with 80127 beating it and 80128 and 80123 trailing it.
What this means if you own a home here
Sellers: speed depends on which ZIP you are in. In 80127, half of homes went under contract in two weeks. In 80123, that share actually fell. Pricing to the right number for your specific ZIP is what separates a quick sale from a long wait.
Buyers: inventory is tighter than a year ago across all three ZIPs combined, down 10.8% per the Real Estate Data Aggregator. In 80127, it dropped 25.9%. Move carefully, but move informed. Knowing which ZIP still has more supply, like 80123, gives you options.
- The Real Estate Data Aggregator counted 462 homes for sale across ZIPs 80128, 80127 and 80123 for the three months ending August 31, 2026, down 10.8% from a year before.
- But 80127 (Ken Caryl, Jefferson County) is moving at a different pace than 80123 (City of Littleton).
- One street can read very differently from the ZIP average.
- The numbers above are a starting point, not the whole story for your home.
