Highlands Ranch sales rose even with fewer homes for sale
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is a real headwind for buyers. Yet the Real Estate Data Aggregator counted 425 homes sold across Highlands Ranch in the three months ending August 31, 2026. That is up 3.2% from the same months a year before. Buyers are still moving.
At the same time, the Real Estate Data Aggregator counted only 298 homes for sale across the three Highlands Ranch ZIP codes. That is down 3.9% from a year ago. More sales, fewer choices. That combination keeps the pressure on buyers to come in prepared. Remember, Highlands Ranch is an unincorporated community in Douglas County, not a city. Homes here carry HRCA dues that cover the rec centers, so factor that into your cost of ownership.
Pending sales rose 4.9% to 429 homes, per the Real Estate Data Aggregator. That pipeline tells you buyers are not sitting on the sidelines. Clean offers and strong preparation still matter because the market has not opened up much.
The three ZIP codes tell different stories
Highlands Ranch spans three ZIP codes: 80126, 80129 and 80130. Each one read differently in the three months ending August 31, 2026. Never assume the overall picture matches your street.
| 80126 | 80129 | 80130 | |
|---|---|---|---|
| Median sale price | $737,000 | $655,000 | $710,544 |
| Homes sold | 205 | 110 | 110 |
| Median days on market | 20 | 20 | 18 |
| Sale to list price | 99.7% | 99.2% | 99.1% |
| Months of supply | 1.9 | 2.2 | 2.5 |
80126: the most active ZIP
The Real Estate Data Aggregator counted 205 homes sold in ZIP 80126 in the three months ending August 31, 2026. That is up 19.2% from a year before. Homes for sale fell 16.2% to 129. Supply tightened to 1.9 months. Median days on market dropped 6 days to 20. The median sale price came in at $737,000, down 9.5% from a year ago. More sales at a lower median price can mean the mix of homes that sold shifted, not that every home lost value.
80130: fastest to sell
ZIP 80130 had the shortest median time on market of the three. The Real Estate Data Aggregator put it at 18 days in the three months ending August 31, 2026, 4 days shorter than a year before. The median sale price rose 4.9% to $710,544. Homes for sale grew 17.1% to 89, giving buyers a little more to look at. Nearly 4 in 10 homes, 39.3%, went under contract within two weeks of listing.
80129: more time, fewer sales
ZIP 80129 moved differently. The Real Estate Data Aggregator counted 110 homes sold there, down 17.9% from a year before. Median days on market rose 9 days to 20. The median sale price dipped 2% to $655,000. Homes for sale held steady. This ZIP took more time and saw fewer closings. That does not mean every home struggled, but sellers here needed to price carefully.
The bigger picture
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a reminder that overpriced homes are not moving, even in a market where buyers are active. Pricing right from day one still matters most.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That national number is a backdrop, not a promise for any one street in Highlands Ranch. Your ZIP code and your specific home can read very differently.
- Buyers are still showing up in Highlands Ranch.
- Sales rose 3.2% even as inventory fell 3.9%, per the Real Estate Data Aggregator.
- But the three ZIP codes told three different stories in the three months ending August 31, 2026. One street can read very differently from the ZIP code average.
- Rates above 7% mean buyers need clean terms and strong preparation.
- Sellers need pricing that fits what actually sold nearby, not what they hope the market will bear.
