Englewood has more homes for sale, but fewer deals are getting done

More homes are sitting on the market. Fewer are closing. That is the plain story for the three months ending August 31, 2026, across the four ZIP codes that make up this market: 80110, 80111, 80112 and 80113. The Real Estate Data Aggregator counted 420 homes for sale, up 8.8% from the same period in 2025. At the same time, 363 homes sold, down 14.8%. Pending sales fell 15.1% to 381. More supply and less demand means sellers need to be sharper on price and condition.

This is not just a local shift. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026, per CNBC. Fewer buyers can qualify or feel confident at those rates.

Now here is the part that matters for homeowners. Prices have not collapsed. Three of the four ZIP codes posted higher median sale prices than a year ago. The fourth, 80111, dipped 5.5%. Homes that were priced right still sold in under 30 days in every ZIP code. The market is slower, not broken.

How each ZIP code read differently

ZIP 80110 covers the City of Englewood, the bungalows and ranches near South Broadway, Swedish Medical Center and Craig Hospital. The Real Estate Data Aggregator counted 58 homes sold, down 31% from a year ago. That is the sharpest drop of any ZIP here. Inventory jumped 37%, to 74 homes for sale. Months of supply hit 3.9, up 1.9 months from 2025. The median sale price was $518,250, up 4.6%. Homes that did sell moved in a median 26 days, 2 days faster than last year.

That gap between rising inventory and falling sales is the clearest signal in 80110. Sellers in the City of Englewood are competing with 37% more listings than buyers faced a year ago. Pricing well from day one is not optional in that environment.

ZIP 80111 covers the DTC area and parts of Centennial and Greenwood Village that carry an Englewood mailing address. Those are distinct communities, not the City of Englewood. The Real Estate Data Aggregator counted 97 homes sold, down 19.2%. The median sale price fell 5.5% to $945,000. Inventory actually dropped 22.6%, to 96 homes for sale. Months of supply held at 3.0, down slightly. That tighter supply picture is why 38.2% of homes went under contract within two weeks of listing, up 4 points from 2025.

ZIP 80112, also in the DTC and Centennial corridor, showed the strongest price growth. The Real Estate Data Aggregator put the median sale price at $719,900, up 15.2%. But 119 homes sold, down 11.2%, and days on market stretched to 28, which is 7 days longer than a year ago. Inventory rose 18%. Sellers here are getting good prices, but they are waiting a little longer for the right buyer.

ZIP 80113 covers parts of Cherry Hills Village and the areas near the Englewood and Mineral light rail stations. The Real Estate Data Aggregator counted 89 homes sold, up 1.1%, the only ZIP in this group where sales rose. The median sale price was $757,500, up 4.5%. Days on market stretched 10 days longer than last year, to 27. New listings jumped 18.1%, to 124. More supply and longer times on market, but sales held steady. That is a mixed signal worth watching.

What the speed numbers say

Across all four ZIP codes, median days on market stayed under 30. That is not slow. But the direction matters. In 80112, homes took 7 days longer than a year ago. In 80113, 10 days longer. When homes sit longer, buyers gain room to negotiate. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That national pressure is showing up locally in the longer times and the 0.2-point dip in sale-to-list ratio in 80110.

About one in six homes still sold above list price

Not every seller is under pressure. The Real Estate Data Aggregator found that 18% of homes in 80113 sold above list price. In 80111, 17.5% did. In 80110, 17.2%. In 80112, 16.8%. Those shares are small, but they are real. The homes earning those results were priced right and showed well. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026, so the broader price floor has held.

What this means if you own a home here

More inventory and fewer closings means buyers have options they did not have a year ago. That does not mean prices are falling across the board. It means the gap between a well-prepared home and a poorly prepared one is wider. Homes in 80110 sat on the market with 37% more competition. Homes in 80113 took 10 more days to sell. In that environment, prep, pricing and marketing do real work.

Buyers have more to look at, and some sellers are not under pressure. But the 15.1% drop in pending sales across these four ZIP codes tells you that fewer deals are starting. That is the number I keep coming back to. Pending sales are a leading signal. If that trend holds into the fall, the gap between asking and selling will widen further.

In short
  1. Inventory is up 8.8% and sales are down 14.8% across the four Englewood ZIP codes for the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Prices held in three of four ZIP codes.
  3. Homes still moved in under 30 days.
  4. But the direction of pending sales and days on market says the market is shifting toward buyers.
  5. One street can read very differently from the ZIP code average.
