Downtown Littleton stands out with more listings and faster sales
Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is a real headwind for buyers. Yet in ZIP 80120, the Downtown Littleton mailing address tied to Historic Main Street and the Downtown Littleton light rail station, buyers kept moving. Nearly half of all homes went under contract within two weeks. That tells a seller something important: pricing and presentation still matter more than the rate headline.
The Real Estate Data Aggregator counted 98 homes for sale in ZIP 80120 during the three months ending August 31, 2026. That is up 30.7% from the same months of 2025. More competition for sellers, yes. But 124 homes still sold, up 6.9% from a year before. Buyers showed up.
The median sale price in ZIP 80120 reached $655,000, according to the Real Estate Data Aggregator. That is up 7.4% from the same three months of 2025. Sellers averaged 99.4% of their list price. One in five homes, 21%, sold above list. Both of those figures improved from a year ago.
Speed is the headline in 80120
The Real Estate Data Aggregator recorded a median of 17 days on market in ZIP 80120. That is 9 days shorter than the same period in 2025. The walkable blocks near Main Street, the Platte River trail, and the light rail stop at the Downtown Littleton station give this area draws that hold buyer interest even when rates are high.
How the rest of the South Denver metro looked
The picture across all six ZIPs in this market was mixed. The Real Estate Data Aggregator counted 737 homes sold across ZIPs 80120, 80128, 80111, 80127, 80110 and 80130 together in the three months ending August 31, 2026. That is down 3.9% from the same months of 2025. New listings across the market rose 2.4% to 922. Pending sales fell 6.9% to 752. The market as a whole cooled a little. ZIP 80120 moved the other way.

ZIP 80127, which covers the Ken Caryl area in Jefferson County with a Littleton mailing address, had 50% of homes go under contract within two weeks. That is the highest share in this market, per the Real Estate Data Aggregator. Median days on market there was 18. Ken Caryl carries a master association, so factor that into cost of ownership when comparing it with ZIP 80120.
ZIP 80128, another Littleton mailing address in Jefferson County, saw its median sale price dip 4.5% to $589,995. The Real Estate Data Aggregator shows homes sold there held flat year over year at 150. Days on market shortened by 8 days to 21. Not every corner of this market moved in the same direction.
ZIP 80111 covers an area with an Englewood mailing address that sits near the DTC. The Real Estate Data Aggregator counted 97 homes sold there, down 19.2% from 2025. The median sale price fell 5.5% to $945,000. Pending sales dropped 15%. That is a different story from Downtown Littleton, and it is worth knowing which one applies to your address.
ZIP 80110, the City of Englewood, saw 58 homes sold, down 31% from 2025. Months of supply rose 1.9 months to 3.9. The Real Estate Data Aggregator shows pending sales fell 39.1%. The City of Englewood, with its South Broadway corridor, older bungalows and active scrape-and-rebuild activity, is on a different track from the rest of this market right now.
What the national picture adds
The National Association of Realtors reported existing-home sales across the country reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes. Existing-home prices were up 1.3% nationally. Those are broad numbers. Your ZIP code can read very differently.
Freddie Mac also reported the 15-year fixed rate at 6.71% on October 15, 2026. Buyers who can use a shorter term are seeing a meaningful spread. That changes the math on affordability, especially at the price points in ZIP 80120.
What this means if you own in Downtown Littleton
The Real Estate Data Aggregator shows new listings in ZIP 80120 rose 29.7% to 153 in the three months ending August 31, 2026. You have more neighbors listing now than a year ago. That is real competition. The answer is not to wait. It is to price correctly and present well. The 17-day median says buyers will move when a home earns it.
One more thing to keep in mind: a Littleton mailing address does not mean one market. The City of Littleton, the Littleton mailing addresses in Jefferson County like Ken Caryl and ZIP 80128, and the Douglas County communities like Roxborough and Sterling Ranch each sit in a different county, school district and tax picture. Confirm which one you are in before you read any number as yours.
- ZIP 80120, the Downtown Littleton area near Historic Main Street and the light rail, sold faster and at higher prices in the three months ending August 31, 2026, even as the wider South Denver metro softened.
- Nearly half of homes went under contract within two weeks.
- More listings mean more competition, but the buyers are there when the price is right.
These are ZIP-level numbers from the Real Estate Data Aggregator. One street can read very differently from the whole ZIP. If you want to know what your block looks like, reach out. That is what I am here for.
