Downtown Littleton moved faster even with rates above 7%
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Rates that high slow most markets. Downtown Littleton, the City of Littleton's walkable Main Street neighborhood in Arapahoe County, did not slow. The Real Estate Data Aggregator counted 131 homes sold in ZIP 80120 in the three months ending July 31, 2026. The median price rose 7.1% from the same three months in 2025. That is the one number every owner in this neighborhood should see first.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.1% year over year through the second quarter of 2026. Downtown Littleton ran more than three times that pace. That gap matters if you are thinking about what your home is worth right now.
Buyers are still moving fast when the price is right
The Real Estate Data Aggregator shows the median days on market in ZIP 80120 was 17 days. That is 4 days shorter than the same period a year before. Nearly half of all homes went under contract within two weeks of listing. That share rose 6.1 points year over year. Buyers are not waiting around, even above 7%.
How Downtown Littleton stacks up against nearby ZIPs
Not every ZIP in this market moved the same way. Realtor.com reported that homes under contract nationally fell 4.1% year over year as of September 30, 2026. The south Denver metro is not one market. Each ZIP code tells its own story.
| 80120 Downtown Littleton | 80127 Ken Caryl area (Jeffco) | 80130 Highlands Ranch (Douglas Co.) | 80110 City of Englewood | |
|---|---|---|---|---|
| Median days on market | 17 days | 17 days | 12 days | 19 days |
| Median sale price | $648,000 | $709,000 | $700,000 | $535,000 |
| Price change vs. year before | +7.1% | +3.7% | +4.6% | +8.0% |
| Under contract within 2 weeks | 48.5% | 49.3% | 43.7% | 33.8% |
ZIP 80130 in Highlands Ranch, an unincorporated community in Douglas County, had the shortest median days on market at 12 days. Highlands Ranch homes also carry HRCA dues, which cover the rec centers. That is a cost-of-ownership factor to weigh. ZIP 80110, the City of Englewood, showed the strongest price gain at 8%, but the share of homes going under contract within two weeks fell 14 points year over year. Fewer listings and slower buyer decisions pushed months of supply up 1 month in 80110.
The rate picture buyers are working with
Freddie Mac put the 15-year fixed rate at 6.60% as of October 1, 2026. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025, and climbed nearly 40 basis points over the prior four weeks. That is real pressure on monthly payments. And yet, in ZIP 80120, pending sales rose 10.2% year over year. Buyers who are ready are still acting.
Supply is tight across the whole market
The Real Estate Data Aggregator counted 640 homes for sale across all six ZIPs in the three months ending July 31, 2026. That is down 14.9% from the same period a year before. New listings across the same area fell 12.3%. Nationally, the National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. This market is running well below that. ZIP 80120 had just 2.2 months of supply. ZIP 80127 had 2 months. Less supply with steady demand is part of why prices held up.
One note on ZIP 80128. That ZIP carries a Littleton mailing address but sits in Jefferson County. It is not the City of Littleton. County lines matter for taxes, school district assignment and services. The Real Estate Data Aggregator counted 173 homes sold in 80128, but the median price dipped 3.4% year over year. That is a different story from ZIP 80120, even though both say Littleton on the envelope. Never assume the mailing city tells you which county, school district or HOA you are in.
What this means if you own in Downtown Littleton
Prices rose 7.1% and homes sold in a median of 17 days. The average sale price in ZIP 80120 came in at 99.6% of list price. That is up 0.8 points from a year before. Sellers who priced well got very close to their number. The homes that did not sell fast were likely priced past what buyers would pay, even in a tight market. Pricing right is the job.
What this means if you want to buy in Downtown Littleton
Nearly half of homes went under contract within two weeks. The Real Estate Data Aggregator counted 165 new listings in 80120 in the three months ending July 31, 2026. That is up 16.2% from a year before, which is a bit more breathing room. But 22.1% of homes still sold above list price. Being pre-approved and ready to move matters on Main Street. The Downtown Littleton light rail station on the W Line is walkable from much of this neighborhood, and the Platte River trail and Hudson Gardens are nearby. Those features draw buyers even when rates are high.
