Downtown Littleton moved faster even as more homes came to market

Nationally, things look softer. Realtor.com reported active listings topped 1.16 million homes in September 2026. Realtor.com also found 20.8% of listings took a price cut, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is the national picture. Downtown Littleton told a different story.

ZIP 80120 covers the City of Littleton, including the Historic Main Street corridor and the walkable blocks near the Downtown Littleton light rail station. These numbers are for that area. They are not for Ken Caryl, Columbine or any other community that carries a Littleton mailing address.

More homes came to market, and buyers still showed up

The Real Estate Data Aggregator counted 98 homes for sale in ZIP 80120 in the three months ending August 31, 2026. That is up 30.7% from the same months in 2025. New listings rose 29.7% to 153, also per the Real Estate Data Aggregator. More supply usually slows things down. Here it did not.

The national picture is softer, but ZIP 80120 is not the national picture

Redfin reported that home sellers outnumbered buyers by 62.6% in the U.S. in September 2026. Redfin also estimated only 928,892 homebuyers were active nationally, the lowest count since 2013. The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% year over year through July 2026. ZIP 80120 posted 7.4% median price growth over the same stretch, per the Real Estate Data Aggregator. Those are two very different readings.

What this means if you own in ZIP 80120

More supply arrived, and prices still rose 7.4%, per the Real Estate Data Aggregator. Buyers kept coming. Pending sales jumped 32.1% year over year. That is not a market where demand dried up. It is a market where pricing still matters. Homes that are priced well are moving in 17 days or less. Homes that are not may sit.

If you are buying near Historic Main Street or the Downtown Littleton light rail station, you may find more options than last year. But nearly half of well-priced homes are gone within two weeks. That window is real.

In short
  1. ZIP 80120, the City of Littleton, saw 98 homes for sale and 153 new listings in the three months ending August 31, 2026. Both counts were up sharply from 2025. Yet the median days on market fell to 17, nearly half of homes went under contract in two weeks, and the median sale price rose 7.4% to $655,000. All figures from the Real Estate Data Aggregator.
  2. The national softness Realtor.com and the Federal Housing Finance Agency describe has not shown up the same way here.
  3. One street can still read differently from the ZIP code as a whole.

These numbers cover ZIP 80120 as a whole. A home on one block near the Platte River trail may move differently from one a mile away. If you want to know what your specific address looks like against what actually sold, that is a one-address question, not a ZIP code question.
