Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a real headwind for buyers across the country. But in Downtown Littleton, the data tells a different story.

The national picture is harder

Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Prices were up just 1.3% year over year nationally. Realtor.com put the national median days on market at 61 days for the week ending October 10, 2026. Downtown Littleton's 17-day median is a very different pace.

Freddie Mac also reported the 15-year fixed rate at 6.71% as of October 15, 2026. Some buyers are using that shorter term to manage the rate environment. It is worth knowing your options before you make a move.

What this means if you own in Downtown Littleton

More listings did not stop buyers. The Real Estate Data Aggregator shows median price in ZIP 80120 rose 7.4% to $655,000. That is a meaningful gain in a market where several other ZIPs saw prices dip.

The community events on Historic Main Street, the walkable light rail stop, and Hudson Gardens nearby keep drawing buyers. That demand showed up in the numbers this period.

What this means if you want to buy in Downtown Littleton

Nearly half of homes went under contract in two weeks. That is not slow. More supply helps, but it has not erased competition. Price carefully, get your financing lined up, and know your terms before you write an offer.
