Downtown Littleton homes moved fast even with rates above 7%
Rates are up. That is the headline. But the Real Estate Data Aggregator counted 131 homes sold in ZIP 80120 in the three months ending July 31, 2026, up 5.6% from the same months a year before. Downtown Littleton's Historic Main Street market did not slow down the way the national news suggested it might.
That share rose 6.1 points from a year before, according to the Real Estate Data Aggregator. For sellers near the Downtown Littleton light rail station and the Platte River trail, that means preparation and pricing still drive results. For buyers, it means the best homes on Main Street can move before the week is out.
How fast and how close to asking price
The Real Estate Data Aggregator put the median sale price in ZIP 80120 at $648,000 for the three months ending July 31, 2026. That is a 7.1% gain over the same months of 2025. Sellers averaged 99.6 cents on every dollar of asking price. Not every home sold above list: the Real Estate Data Aggregator shows 22.1% did, down a small 0.5 points from a year before. Most homes sold right at or just under asking.
More homes came to market, and buyers kept pace
New listings in ZIP 80120 climbed 16.2% from a year before, the Real Estate Data Aggregator shows. That gave buyers more to look at near Hudson Gardens and the community events along Main Street. Even so, months of supply held at 2.2 months, unchanged from a year before. Pending sales hit 130, up 10.2% from 2025. Supply went up, and demand kept right up with it.
What rates above 7% mean for this ZIP code
Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. That is the broader picture. ZIP 80120 told a different story: 48.5% of homes under contract within two weeks, and a median of just 17 days on market.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. ZIP 80120's 7.1% gain ran well ahead of that national pace, according to the Real Estate Data Aggregator.
- Rates crossed 7% again.
- In ZIP 80120, the three months ending July 31, 2026 still brought faster sales, higher prices and more buyers under contract.
- Preparation and honest pricing are what moved homes.
- Buyers who waited on the sidelines found that well-priced homes near the Downtown Littleton light rail station did not wait with them.
One note worth making: ZIP 80120 covers the City of Littleton in Arapahoe County, including the Historic Main Street area. It is not the same place as a Littleton mailing address in Jefferson County or Douglas County. School district, county taxes and services differ by which side of those lines a home sits on. One street can read very differently from the ZIP code as a whole.
